The $3,200 Floor Protection Failure That Wasn't the Material's Fault

In November 2022, I stood on a brand-new LVT floor with the project owner, counting scratches. I stopped at forty-seven. The protective boards were still down, and the finished floor underneath looked terrible.

My first instinct? Blame the boards. The ram-board material had not torn. Nothing had punctured it. The protection was down, and the floor was scratched anyway. So the obvious conclusion wrote itself: the material is not strong enough.

That conclusion was wrong. Being wrong cost about $3,200.

I've been a commercial interior superintendent since 2017. In practice, that means floors, trim, paint, and the final walkthrough where I hand keys back to an owner. I've made enough mistakes to keep a list. This one is near the top.

What I blamed first

Product failure is a comforting problem, because you can solve it by buying a better product. For two days, I did exactly that. I researched thicker rolls. I priced rigid panels. I even caught myself wondering whether something like forged carbon fiber would be the answer.

It wouldn't have been. Forged carbon fiber is impressive, but it does not fix a coverage gap. It just makes the coverage gap more expensive.

The thing that snapped me out of it was looking at the scratch pattern instead of the product spec.

What the scratch pattern told me

The scratches were not random. They formed arcs, and they concentrated in two places: the seams where the protection rolls met, and a narrow band along the walls at the baseboard trim line.

From the outside, it looks like the protective board scratched the floor. The reality is the opposite. The board trapped fine grit against the finished surface. Every footstep ground that grit into the LVT, like sandpaper.

The grit had not fallen on top of the boards. It had worked its way underneath through edges and gaps. The board didn't fail. The boundary failed.

Four mistakes I made before the scratches appeared

Cleaning once and hoping that was enough

We vacuumed the LVT before installing protection. Then other trades kept working nearby. Fine dust from drywall, ceiling work, and corridor traffic kept drifting in. By the time the floor was covered, some of that dust was already in the wrong place. Sweeping once before installation is not a maintenance plan. Edges need to be checked every day.

Ordering floor area instead of coverage

No one on my crew needed a refresher on how to read a tape measure. That was never the problem. The problem was what we pointed it at.

We ordered 1,700 square feet of protection for a 1,700-square-foot floor. But floor protection is not a flat finish. It has to fold up the wall 4 to 6 inches, wrap into doorways, and cover awkward corners. With about 420 linear feet of perimeter wall, that wall fold alone meant we needed roughly 200 extra square feet. Add waste and doorways, and the real number was closer to 2,000.

Somebody in a meeting suggested sensors at every doorway and a single board computer with 32GB RAM to track foot traffic. It would have been a great science project. It would not have told us that we were short on coverage exactly where the floor met the wall.

Creating a runway along the baseboard trim line

The worst scratches were within a few inches of the walls. That was not an accident.

Baseboard trim was scheduled for the following week, so we pulled the protection back along the perimeter to give the trim carpenters working room near the wall. In theory, that made their job easier. In practice, it created an unprotected strip along the busiest walking path in the room. Ladder legs, tool bags, and boots all hit that bare line.

Baseboard trim itself did not scratch the floor. The traffic in the gap we left for the trim crew did.

Accepting a “should arrive” delivery date

There was also a scheduling mistake hiding under the whole job. Our ram-board order was supposed to arrive on a Thursday. The supplier who gave us the lower price said it “should be there by Thursday.” The truck arrived Monday.

That word “should” is expensive. When the material finally showed up, we were behind. We rushed the installation, skipped a final edge check, and made the coverage compromises that led to the scratches.

What the problem actually cost

The repair invoice was $3,200. That covered replacing the damaged section of LVT, plus labor and disposal. It did not cover the six days of schedule delay. It did not cover the phone call to the owner.

Here is the part I still kick myself about: in March 2024, we paid about $410 extra to lock a guaranteed delivery window for the same kind of material. We did not pay for speed. We paid for certainty. On a job where every day of delay was far more than $410, it was a no-brainer.

“Probably on time” is not a schedule. Certainty is worth paying for when the deadline is real.

The fix was not the material

The fix was boring. If someone tries to sell you a monitoring system running on a single board computer with 16GB RAM, thank them politely. Then walk the floor with a tape measure and a notepad. The answers are usually at the edges.

Here is what I do now:

  1. Order coverage, not square footage. Measure the floor area, add the wall fold, add waste, and add a margin for doorways and closets. Check the number against the actual floor plan before ordering.
  2. Install protection only after the surrounding work is controlled. Vacuum first, then seal seams and edges. Check again after the first day of traffic.
  3. Plan for baseboard trim week. Do not leave a bare strip along the wall. Keep the perimeter protected until the trim carpenter actually needs it, and restore the protection before anyone else walks through.
  4. Ask for a date, not a “probably.” On a schedule-critical job, a confirmed delivery date is part of the product. If it costs more, budget for it. It is cheaper than a scratched floor or a missed deadline.

Next time a finished floor gets scratched under protection, don't start by blaming the board. Look at the seams. Look at the baseboard trim line. Look at the delivery date you accepted. The material is rarely the full story.
