If you're a general contractor, a remodeling crew lead, or a solo carpenter who's tired of callbacks, this one is for you. I've been managing residential and light-commercial renovations since 2018. By 2020, I had made enough expensive mistakes to start documenting every one. This checklist is the result. It's seven steps, in order. It won't convince you that protecting floors matters; you already know that. It will tell you exactly what to verify before the dust flies.
My experience is based on about 180 projects, mostly mid-range remodels. If your work is high-rise or high-end custom, scale the protection specs to your risk level.

Step 1: Photograph every surface before moving a tool
Walk each room with your phone and record the existing state: floor finish, baseboard trim, wall corners, window sills, door casings. Use the photo timestamp and add a tape measure in one or two shots per room so the scale is obvious. If a scratch shows up later, you have a dated record. This is the step everyone thinks they don't need. I didn't need it either until I skipped it once and paid $860 for a pre-existing crack that appeared in the client's complaint photos. (Note to self: never skip this again.)
Do the same for the exterior of doors and any built-in cabinets. A photo walkthrough takes twelve minutes. It has saved me more times than I can count.
Step 2: Verify shutoffs and water flow controls
If the job involves a sink, toilet, water heater, or any demo near a bathroom, confirm the main water shutoff works. While you're there, inspect the check valve on the supply line. A check valve is supposed to prevent backflow, but if it's seized or installed backwards—which I've seen twice—water sits in the line and creates pressure problems after your crew leaves. It's a two-minute check that prevents a five-day delay.
The test is simple: close the shutoff, open a fixture downstream, and see if water continues to drain out or if the pressure drops. If it doesn't drop, the check valve likely isn't seating. Write it down and flag it in your job notes before the plumber gets involved. I learned this one the hard way. A plumber warned me that a failed check valve would ruin my afternoon. I didn't verify it. The result was a flooded laundry room and a $1,200 mitigation bill. That was in September 2022, and the invoice is still burned into my brain.
Step 3: Choose floor protection based on traffic and duration
For heavy job-site traffic, thin plastic film isn't enough. I use a roll of ram-board—the flexible, heavyweight surface protection board—on main paths and under staging. Overlap seams by at least four inches and tape them with the manufacturer-recommended tape, not whatever is in the van. If you're only protecting a hallway for a one-day paint touch-up, a lightweight cloth might be fine. The point is matching the protection to the real load.
What I mean is that the “cheapest” floor protection isn't just about the sticker price; it's about the total cost including your time installing it, the risk of slips, and the potential for a second trip because the original film tore on day one.
One more thing: don't unroll ram-board over a damp slab. I did that in March 2021 on a basement refinish and the moisture turned the whole job into a moldy mess. Wait for the moisture reading to be below the floor manufacturer's spec, then roll.
Step 4: Protect or remove baseboard trim before the messy phases
Baseboard trim is the most damaged item in a renovation after the floor itself. Ladders lean on it, carts hit it, paint splatters reach it. Decide early: are you removing the trim to reuse it, or protecting it in place? If protecting in place, use a rigid corner guard at outside corners and wide masking tape along the top edge, pressed down tightly. If you're reusing pulled trim, label every piece with the room and wall number before stacking it. Doing this before the first demo swing saves hours of matching later.
For paint-grade trim that's being repainted, you can sometimes leave it on and work carefully. For stain-grade or historically finished trim, remove and store it away from the work area. That means a separate room or a rack, not piled in the corner where someone will stack a door on top. I once paid for the full re-staining of a dining room because a stone threshold landed on a stack of trim that I had told the crew was “safe.” The trim was not safe.
Step 5: Design the dust and debris flow—especially for wallpaper removal
Before any scraping, cutting, or sanding, define where the dust goes. If your scope includes how to remove wallpaper, add extra time for containment. The process—score, wet, scrape—creates paste and paper debris that will find every unprotected crack. Hang plastic sheeting at doorways, tape off HVAC vents, and put a walk-off mat at the room entrance. This is the step most people skip, and it's the difference between a one-room mess and a whole-home film of dust.
When you're doing wallpaper removal, cover the floor with something heavy enough to stay flat; the wet paste will soak through a thin drop cloth and bond to the subfloor. Also tape the sheeting at the bottom edge completely to the wall, not just over the doorway. Dust doesn't respect a one-inch gap.
There's a reason the checklist I built after my third wallpaper failure has saved us an estimated $8,000: it forces us to set up containment before the first spray bottle comes out. Five minutes of verification beats five days of correction.
Step 6: Install smart hardware before the dust hits
If the project includes a smart home component—for example, a single board computer 32GB RAM model running a local automation hub, or a single board computer 16GB RAM unit acting as a media server—mount it and close its enclosure before any demo starts. I once left a brand-new SBC in an open box in a “clean” room next to a wall being scraped. The fine dust clogged the fan filter overnight. It survived, but the thermal throttling made it useless for the client demo. So open the box, mount the board, seal the case, then make dust.
If you're not the one installing the smart hardware, at least confirm where the devices will go and cover them with a sealed plastic box or a zip-up bag. The devices can arrive after the dust work, but scheduling it this way avoids the problem entirely.
Step 7: Do a final walkthrough of the protected zones
Walk the site once more before you leave. In this exact order: (1) seams of the floor protection are taped and flat; (2) ram-board edges are folded up at doorways so nobody trips; (3) no wet patches are left on the floor underneath; (4) the check valve and shutoff are accessible for the next trade; (5) no unprotected tools are sitting on the finish floor. If you covered any windows, note the tape-residue risk and schedule removal.
This walkthrough is boring. It's also the cheapest insurance you'll buy all week.
Common mistakes I still see—and have made
- Using thin film on a site with rolling carts: tears on day one, floor gets scratched.
- Taping over fresh paint with standard painter's tape and leaving it for a month: the adhesive bonds, and you pull paint off the trim.
- Leaving any floor protection down after a water leak: moisture gets trapped, and you end up sanding wood that was fine before.
- Assuming the check valve works because the plumbing “looked fine.” A closed valve can still allow quiet backflow, so always test with the supply on and the fixture open.
- Cutting ram-board with a utility knife directly on the floor you're protecting. Place a straight board underneath or use a cutting mat; the knife tip goes through the ram-board and scores the finish.
- Forgetting that “later” is now: taping HVAC vents costs ten minutes after the dust is in the ducts, or $400 for a duct cleaning plus the awkward phone call.
This list isn't a guarantee. I've only worked with mid-range residential projects and some light commercial fit-outs; your risk profile will be different. But the pattern holds: every mistake that cost me money was visible in the first ten minutes if I'd walked through with the checklist.
