Ram-Board Floor Protection: A 6-Step Checklist From Someone Who Learned the Hard Way

For the last eleven years, I've managed residential renovation projects. Along the way I've personally made—and documented—eight significant floor-protection mistakes that added up to roughly $11,000 in chargebacks, repairs, and do-overs. Some were my fault. Some were crew mistakes. Every single one was preventable.

Before we get into the steps, a quick note: if you found this article searching for ram-board but you actually meant a single board computer with 16GB or 32GB RAM, this isn't that page. We're talking about the heavy fiber boards that protect finished floors during construction. If that's what you need, keep reading.

This checklist is for anyone about to let another trade onto a newly finished floor, and for small contractors who want to avoid the classic walkthrough argument about who scratched what. It takes about 30 minutes to execute. Here are the six steps.

Step 1: Photograph and document the floor before a single tool comes inside

The checklist starts before you put down any protection. Walk every room with the owner or the general contractor, open the blinds, and photograph the floor from multiple angles. Zoom in on the existing scratches, the dents near doorways, the spots where the finish already looks thin. Write the date on a piece of paper and include it in the photo if you want to be extra annoying about it. Being annoying here is fine.

Why does this matter? Because once the floor is covered, nobody remembers what was already there. Without date-stamped photos, you are relying on everyone's memory, and memory is terrible at this. I still kick myself for skipping this in 2017. A client claimed we'd scratched a section of red oak that I know was already damaged. I had no proof. I paid $1,800 to refinish it just to keep the job moving.

Upload the photos to a shared folder or send them in an email. It takes ten minutes and it settles more arguments than any contract clause I've ever used.

Step 2: Match the protection to what's actually happening

There is no single floor protection product that works for every situation. I used to think one roll of plastic film was enough for everything. Then I watched an electrician drag a rolling ladder across a brand-new white oak floor and leave a track that looked like a tire mark.

Here's a practical way to think about it:

  • Light foot traffic only—painters touching up, inspectors walking through, people carrying small tools—can usually get by with thin protective film or rosin paper.
  • Anything heavier—appliance delivery, cabinet installation, scaffolding, carrying long pieces of baseboard trim, moving workbenches—needs a rigid product, like a ram-board type fiber panel.

The key phrase to ask yourself: Will anything heavier than a person in socks cross this floor? If yes, buy the stiff stuff. A true ram-board panel is dense enough to spread the weight of a tool or a boot heel, which is what actually prevents the dent.

One thing I'll add: cardboard boxes are not the same thing. Cardboard has a place on a jobsite, but it's not under a rolling scaffold. It tears, it absorbs moisture, and it hides damage until you pull it up and find a surprise. From the outside, cardboard looks like free protection. The reality is, it usually just delays the bad news.

Step 3: Price the whole job, not just the roll

Floor protection has more than one cost. There's the material, the tape, the time to install it, the time to remove it, and the risk of the one scratch you didn't prevent. When clients ask me whether we should bother protecting a floor at all, I don't give them a sales pitch. I show them the math.

Based on publicly listed prices in January 2025:
  • Thin poly film or rosin paper: roughly $0.05–$0.15 per square foot
  • Ram-board style recycled fiber panels: roughly $0.35–$0.70 per square foot
  • Heavy-duty boards with adhesive edges or extra thickness: $0.70 and up per square foot

Yes, rigid panels cost more up front. But compare that with the cost of one scratched floor: sanding, staining, and refinishing can run $3 to $6 per square foot, plus dust throughout the house, plus a week of schedule delay. The cheapest option stops being cheap the first time something goes wrong.

This is also where I learned to ask a better question. I used to ask, "What's the price per roll?" Now I ask, "What's not included?" The vendor who tells you the full cost—material, tape, delivery, disposal—even when the total looks higher, usually costs less in the end. A quote that hides fees until later isn't a bargain. It's just a surprise waiting to happen.

Step 4: Sweep and dry the floor before you cover it

This step sounds so obvious that half my crew skipped it for years. Then we started documenting the mistakes and realized how many scratches come from what's under the protection, not through it.

If you roll boards over a floor that has sand, drywall dust, or metal shavings on it, every footstep on the board presses that grit into the finish. The board doesn't scratch the floor. The dirt trapped underneath does. It's like putting a blanket over a bed of gravel and expecting the gravel to disappear.

Before any protection goes down:

  • Sweep or vacuum the floor completely.
  • Check for damp spots, spilled liquids, or high humidity.
  • Make sure the floor finish is fully cured. If it's a newly installed or freshly coated floor, follow the manufacturer's cure time before covering it. Trapping moisture under a board for a week can cloud a finish that looked perfect on day one.

The test I use: walk across the floor in bare feet. If your feet feel gritty, it's not ready for protection.

Step 5: Tape the seams, not just the edges

Most people tape the edges of the boards along the wall and call it done. Then fine dust migrates through the seams between boards, and the first time someone spills water, it runs underneath and sits against the floor for days.

I found this out the hard way in 2022. A plumber came to replace a toilet fill valve in a second-floor bathroom. The replacement itself was fine. The supply line wasn't tightened properly, and water ran across the bathroom floor, found a seam in the protective film, and wicked into the hardwood in the hallway. By the time we noticed, the boards had darkened and the finish was compromised. That mistake cost about $900 and a very awkward phone call.

Now I do two things:

  1. Tape the seams between boards with the tape recommended by the protection manufacturer. This keeps dust and water on top of the protection, where they belong.
  2. Choose tape carefully. Duct tape and standard packing tape can leave adhesive residue on finished wood. Use a low-tack painter's tape or the tape specifically made for the floor protection product you bought.

And please, don't tape directly onto the finished floor unless the tape manufacturer says it's safe. The wrong tape can pull up finish or leave a sticky line that takes hours to clean.

Step 6: Put the removal plan in writing

The last step happens before the first board goes down. Somewhere in the contract or work order, write down who removes the protection, when they remove it, and who inspects the floor afterward.

Here's a mistake I see all the time: the floor protector goes down, the work finishes, and then the boards stay in place for weeks while painters, trim carpenters, and cleaners keep walking on them. The protection gets worn through. Nobody remembers which trade wore through it. And the owner ends up paying for damage that happened after the main work was done.

My standard language is simple:

  • Protection stays down until all listed trades are finished.
  • Removal happens after final cleaning, just before the owner walkthrough.
  • Both the contractor and the owner do a joint inspection once the floor is uncovered.
  • Any existing damage is noted on that inspection sheet, with photos.

This protects everyone. If the floor is clean, the contractor gets signed off and can release the final invoice without an argument. If there is damage, we know exactly when it happened and who was still on site.

  • Photograph the floor first. Future you will be grateful.
  • Rigid boards for heavy work, thin film for light work. Cardboard is not a substitute.
  • Clean and dry the floor before covering it. Grit underneath causes most of the damage.
  • Tape the seams and write down the removal plan. That's where the hidden costs live.
